The Timing of an Inventory

A question we get asked a lot concerns the timing of an inventory ie When should it be compiled?

The inventory should be recorded and typed up as close as possible to when the tenants would be moving in. All maintenance work, gardening, cleaning should have been completed. Additionally all Gas and Electric safety checks should have also taken place.

If an inventory is recorded too far in advance of the tenancy commencing, the property may become dusty, mold may even form in newly plastered areas and gardens may become unkempt. Additionally utility readings may change as maintenance men might be coming and going and using power.
