Looking for a part time self- employed Property Inventory Clerk with experience

We are looking for a part time self- employed Inventory Clerk with experience. Please note: There is no guaranteed amount of work every week.

This position would suit a either a student, or someone who would like to supplement their weekly income. We can supply AIIC associate membership if needed

Key Prerequisites:

1. Attention to detail
2. Excellent timekeeping (You will either use public transport or your own)
3. Professional attitude when dealing with clients
4. Experience using a dicta-phone and have your own equipment including a camera, FB keys and so on.
5. Attending jobs in Streatham, Herne Hill, Brixton and East London (South and East London)

You will not be expected to type up your Inventory reports(We have in-house typists who take care of this), however it will be expected that you finalize them(Paste in photos and check the text).

You will have to type up any check out or check in reports, our templates are easy to navigate though, and are not overly time consuming.

Payment. We offer above industry rates. Full details will be discussed with you once a satisfactory trial (or 2) has been completed. You will be compensated for the trial shift/s.

Professionally cleaning a property before the start of a tenancy - The Advantages

Even though there is no legal requirement to have a property professionally cleaned before a tenancy begins, it may be extremely helpful in the event of a dispute regarding cleanliness at the end of the tenancy.

What are the general benefits?

Firstly. Tenants are very happy to move into a new house or flat that has been well cleaned. It signifies that the property is being well looked after and the Landlord has a vested interest in looking after his tenants and keeping them happy. Nothing worse than when tenants move into a property and are calling the agent/ landlord to complain about cleaning issues, right from the start.

Secondly. If a property has been professionally cleaned before a tenancy the tenant has an obligation to leave it in the same condition at the end of a tenancy. If cleanliness issues do arrive at the check out and it leads to a dispute, it will be easy to prove that the property had been properly cleaned from the start, and the landlord has a much better chance of obtaining cleaning costs through an adjudication decision.

Importantly the initial inventory report should state if the property has been professionally cleaned or not, as well as the check out. Tenants and landlords should hold onto any invoices regarding cleaning, in the event they are asked to provide proof. Photo evidence is also most helpful.


Evidence required by Adjudicators in the event of a Dispute

If you happen to find yourself in the unfortunate situation of going to a dispute at the end of a tenancy, it will be very handy to have the following items of evidence on hand.

Firstly, The Tenancy Agreement - This will be used to establish the contractual agreement between Landlord and Tenant. Obligations between parties are found written here and will provide crucial information to any Adjudicator seeking to settle a dispute.

Secondly, Inventory Reports, Check in and check out reports - It is important that these reports are descriptive, well laid out and any amendments noted during the tenancy have been duly recorded. Reports that are prepared by Independent Inventory Clerks will be seen as unbiased and impartial. A landlord prepared inventory may not necessarily be dismissed, but further corroborating evidence may be required if any questions of potential bias come up.

Third, Photographic proof - Good quality images. Before and after photos which are date stamped. Defects pointed out and easily discernible to the Adjudicator. Example below.

Fourth, Invoices and Receipts - These are required in the event any repair work has been carried out.

Fifth, Professional Cleaning Charges - An invoice should be kept. If a property has been professionally cleaned at the beginning of a tenancy it is reasonable to expect it cleaned to the same standard at check out. Additionally if a property is left in a complete mess at the end of a tenancy and the landlord has hired a cleaning contractor, an invoice would need to be produced.

Sixth, Rent Account Statements, Utility bills and Council Tax - This would be need to seen if there are any disputes relating to rent arrears or utilities.

Seventh, Standard Agency Charges - Standard agency charges that deducted from the deposit must be fully explained to the tenant. Tenants may also challenge these. Please contact us for further information on this.

And Finally, Witness Statements - Witness Statements or letters in support may be submitted to the Adjudicator for consideration.
